The Problem
So, you’ve been noticing some issues with your asphalt and you know something needs to be done…but what? There are a few options for taking care of an unsightly or damaged asphalt surface and we’re here to help you sort through those options. We’ve already gone over the magic of Seal Coat and what it can accomplish, but if your asphalt is beyond the scope of what sealcoating can fix, then it’s time to look into resurfacing and potentially replacing your asphalt.
What is Resurfacing?
Resurfacing is the process of grinding off 1”- 1½” of highly damaged asphalt and adding fresh asphalt on top. Generally, it is recommended that seal coat be added as well in about 6 months. Resurfacing is a semi-permanent repair; deeper cracks will show through the surface as reflective cracking since the issues with the subgrade remain unaddressed.
What is Replacing?
Replacing asphalt is exactly what it sounds like. We would completely grind and remove all asphalt down to the base layer of dirt/soil and start from scratch, compacting the exposed base layer and applying fresh asphalt on top.
How Do I Know What I Need?
Resurfacing is a good option if your asphalt is damaged and the timing or budget for a full replacement just isn’t right, but any deep cracks or imperfections will show through the new surface until a full removal and replacement are completed. Replacement is initially more costly than resurfacing, but provides a stronger base for a smoother and much longer-lasting surface.
